Commodore Builders - Waltham, MA
Project Manager, DCAMM Jail Renovation (Chapter 149A project) (November 2023 – December 2024)
Lead project manager on a 32,000 SF Division of Capital Asset Management & Maintenance (DCAMM) renovation project inside an active jail facility, valued at ~$10 million
Project includes replacement of under-slab sanitary systems, replacement of (3) rooftop units, retrofit of MEP systems, and accessibility code compliance upgrades throughout an active building with inmate services and laundry operations
Responsibilities include(d) review of GMP, finalization of internal budget, release of ~30 subcontractors, management of MBE/WBE compliance, cost/budget management (including Sage), and execution of owner deliverables
Assisting in early preconstruction efforts for a Phase II portion of the project valued at over $50 million
Project Manager, Lab/Office & cGMP Core & Shell (December 2021 – October 2023)
Managed Curtain Wall, Metal Panel, Roofing, Masonry, Waterproofing, Concrete, Drywall, Food Service, Fireproofing, and Loading Dock Equipment subcontractors on a 113,000 SF lab, office, and cGMP manufacturing facility core & shell
Assisted in managing Structural Steel, Site Work, Demolition/Abatement and Misc. Metal subcontractors
Led long lead MEP equipment procurement efforts for items such as the generator, RTUs, chiller, pumps, transformer, etc.
Envelope work included significant coordination and redesign of curtain wall systems, storefront systems, (2) unique Kingspan translucent polycarbonate panel systems, ACM panels, insulated metal panels, and insulated masonry blocks

Managed Drywall, Misc. Metals, Interior Glazing, Millwork, Painting, Lab Casework, Folding Partition, Specialties, Loading Dock Equipment, Flooring and Tiling subcontractors on a 50,000 SF lab, office, and cGMP manufacturing facility fit-out
Assisted in managing Modular Cleanroom, MEPFP, and Process Piping subcontractors
Skanska USA Building Inc. - Boston, MA
Project Engineer, Cell & Gene Therapy cGMP Facility (July 2019 - January 2020)
Worked with owner, engineer, and subcontractors to coordinate locations for and install all 400+ devices in Grade B, C, and D Clean Rooms built from AES prefabricated panels with limited chases and raceways; devices included EMS and BMS pressure and temp/humidity sensors, Electrical, Tele/Data, and Door Controls
Developed a "living document" drawing showing all clean room devices to use for coordination; finalized drawing for turnover with ETOP's and also developed complete device list for turnover (See Example...)
Working with consultant to walk down clean room MEP systems; assisting in developing redline drawings for Duct Supply/Exhaust and Process Piping
Using Procore to develop punchlist with owners, architects, engineers, and consultants; coordinating with subcontractors to complete and closeout Punchlist on Procore

Project Engineer, University Housing and Multipurpose Facility (June 2018 - June 2019)
Coordinated with architect and owner on a design-build project and used contract drawings/specifications to write specific scopes of work for Misc. Specialties and K-13 subcontracts; bid, descoped, and executed K-13 Subcontract and managed both K-13 and Misc. Specialties through project completion
Reviewed specifications, accessory/equipment cut-sheets, CMR 521 Mass Building Code and coordinated with architect to develop blocking drawings showing exact layout for sheet metal and wood blocking for 10+ variations of the 292 dorms/apartments in the building; coordinated with subcontractors to ensure all blocking installed prior to closing in walls
Performed complete in-wall inspections for 7 floors of dorms/apartment; used HVAC Duct, HVAC Piping, Fire Protection, and Plumbing Shop Drawings along with RCP, Electrical, and Architectural Contract Drawings to ensure that all systems were properly installed, fire-stopping was complete, and rooms were ready at a rate of 1 week per floor; worked directly with foreman to address all issues prior to wall close-in
Used a submittal log from Procore and a schedule update export from Primavera to regularly update and track a Material Status Log; updated lead times and used log to determine when submittal approvals were need and when materials were required on site
Tracked site progress in daily log and coordinate with all foreman to obtain manpower; over 25 subcontractors and 200 workers at peak

Assisted with document control, using Procore to process RFIs, review submittals, and update contract drawings/specifications
Tracked install of piles, pile caps/grade beams, and structural steel; visually represented progress and used Excel to determine production rate and percent completion
